The zone is located in the outskirts of the city, between the state road Ivanić-Grad - Čazma - Bjelovar (which is connected to the highway Bregana-Zagreb-Lipovac by the junction Ivanić-Grad; international route sign E-70, Croatian sign A3) and the international railway line Ljubljana-Zagreb-Belgrade. It covers an area of ​​60.79 hectares, on mostly privately owned land. The zone is fully equipped with communal infrastructure - roadways and an electric power grid have been built, connections to water and gas installations, a drainage system and a telecommunications network have been made possible, and public lighting has been built.
