Modern Logistics Center Development Near Zagreb

An investment has been launched for the development of a modern logistics center, currently in the phase of a completed conceptual design, which represents a key milestone and allows further development in line with the requirements of future investors or tenants. The site is located approximately 35 kilometers southeast of Zagreb, directly adjacent to the exit from the Autocesta A3 (Bregana – Lipovac motorway), ensuring excellent connectivity and fast distribution toward Zagreb as well as major East–West European transport corridors.

The planned logistics center comprises approximately 7,200 sqm of modern warehouse space, equipped with 9 loading docks and 3 ground-level access doors. The projected capacity exceeds 10,500 pallet positions, with stacking up to five levels high, enabling optimal volume utilization and operational efficiency. In addition, the project includes 1,500 sqm of office and ancillary space integrated into a single functional unit.

One of the key strengths of the project is its flexibility. The warehouse can be subdivided into two or three separate units for different tenants, with adaptable pallet racking layouts and internal organization. The design allows for temperature-controlled regimes and specialized storage solutions, including food-grade and pharmaceutical use. Office and support areas can be tailored and fitted out according to tenant specifications, with additional options for customized parking, vehicle access, and maneuvering areas.
